Solar Panel Cleaning FAQ — South Florida

Twice a year for most homes: in May after the pollen tail, and in November when hurricane season ends. Coastal homes with salt film and homes with heavy bird activity do better on a quarterly plan. Our maintenance plan puts both visits on the calendar at 15% off.

Residential cleaning in Broward and southern Palm Beach County runs roughly $8–$15 per panel, so a typical 20–25 panel system is quoted by panel count and roof type, with a $150 minimum. Tile roofs, two-story or steep access, heavy bird waste, and travel beyond our core area add to the price. Commercial arrays start at $500 and are quoted per array. No. Rain rinses loose dust, but dew and humidity cement fine particles and pollen to the glass, and the mineral spots left when rainwater dries stay put. Salt film near the coast and bird droppings do not rinse off at all.

Yes. From June through August, Saharan dust events leave a fine haze across South Florida rooftops, and humidity binds it to the glass. It builds through the summer until the panels are cleaned, which is why our second annual visit is scheduled after the season ends.

No. Pressure can crack cells, force water past the edge seals, and strip the anti-reflective coating, and most manufacturers void the warranty if you do it. We use deionized water and a soft brush on a water-fed pole, with no pressure and no detergents.

No. Deionized water and soft brushes with no pressure is the method panel manufacturers specify, and many recommend regular cleaning. We never use abrasives, pressure, or chemicals, so nothing about our process affects the manufacturer warranty.

Not carelessly. Barrel and flat concrete tile crack underfoot, so we clean tile roofs from water-fed poles wherever the array can be reached from the ground, a ladder, or the roof edge. When we do have to be on tile, we use walk pads and step on the overlap, never the field of the tile.

Yes. Homes along the Intracoastal, in Lighthouse Point, Coral Ridge, Las Olas Isles, and east Boca build up a salt film that rain does not remove and that tap water makes worse by adding mineral spots. Deionized water dissolves the salt and dries clean, which is why coastal homes are on our quarterly plan.

Yes. Droppings bake onto the glass and cut output on the affected cells, and nesting material packs against the underside of the modules. The lasting fix is a clip-on mesh guard around the array perimeter, attached to the panel frame with no drilling. We do not currently quote guard work on this site, but we clean what is there, photograph the space under the array, and talk through your options; see pigeons under solar panels: what to do.

No. Cleaning changes how much your system produces, not how FPL credits it. Net-metering rules are set by your interconnection agreement and stay the same; cleaner panels simply push more kilowatt-hours through the same meter.

Yes, most of our residential work is inside gated communities. We carry a certificate of insurance and can register with your association or gate before the visit. Tell us the community name when you book and we handle the vendor paperwork.

Yes. Rooftop common arrays on condo buildings, HOA clubhouses, schools, warehouses, offices, car dealerships, and houses of worship are all in scope. We provide a COI up front, register as a vendor, and offer recurring quarterly or twice-yearly contracts with photos every visit; see commercial and HOA cleaning.

Deionized water is water with its dissolved minerals removed. When it dries there is nothing left behind, so the glass is spot-free instead of streaked with the calcium and salt that tap water leaves. Combined with a soft brush it lifts pollen film, dust, salt, and droppings without touching the anti-reflective coating.

Yes. Many of our plan customers are away for the summer. We book a pre-departure clean in March or April and a pre-arrival clean in October or November, service the array in your absence, and send the photo report to your phone. See the maintenance plan.
