Deerfield Beach is two towns in one ZIP code split. West of I-95, in 33442, it is dense single-family housing between Coconut Creek and Boca Raton: Deer Creek, The Waterways, Independence Bay, Crystal Lake, and the streets around them, mostly tile roofs on 1980s-to-2000s homes, many backing onto a lake or canal. East of I-95, in 33441, it is the beach, and the beach is condos. This page is about the inland side. The condo towers along A1A carry association-owned arrays and that is commercial and HOA work.
What dirties solar panels in inland Deerfield
Pollen, February through May. Deer Creek and the older streets have a mature canopy, and the oaks and pines coat the glass in a yellow film that dew glues on overnight. Rain moves the loose top layer and leaves the film. This is the biggest soiling event of the year on an inland Deerfield roof.
Wet-season algae. From June through October the afternoon storms leave water along the lower edge of each panel, and a dark algae and mildew band grows where it dries last. By September it is visible from the street on a lot of 33442 roofs.
Waterfowl. The Waterways, Independence Bay, and Crystal Lake were built around water, and the lakes bring ibis, Muscovy ducks, and egrets. Their droppings land on the glass, not under it, and bake on within a day. A lake-front Deerfield array often needs a third or fourth visit for this alone.

Tile cracks underfoot. We clean from a water-fed pole at the roof edge wherever the array can be reached from the ground, a ladder, or the eave, and use walk pads on the tile overlap when a panel is out of reach. No pressure washing, no detergents: deionized water and a soft brush lift the pollen film, the algae band, and the droppings without touching the anti-reflective coating, and the glass dries spot-free.
Recurring plans and inspections
Deerfield is a good fit for the maintenance plan: May and November for most inland homes, quarterly for lake-front and bird-heavy roofs, photos to your phone after every visit. And because 33442 sits in the path of most storms that reach Broward, a post-storm visual inspection with photos of every panel and the space underneath is worth having on file before anyone else is on the roof.
