Solar panel cleaning in Victoria Park
Victoria Park is the historic single-family neighborhood just north of Las Olas and east of downtown Fort Lauderdale, between Sunrise Boulevard and Broward Boulevard. The houses date from the 1920s through the 1950s with a steady stream of rebuilds, so the roofs are a mix: tile, shingle, flat, and metal, often on the same block. What every street shares is the canopy. Victoria Park sits under mature live oaks, and that changes what lands on a solar array.
Pollen, sap, and birds under the oaks
Pollen. From February into May the oaks release pollen in quantity. It lands on the glass as a fine yellow dust; overnight dew wets it and the morning sun dries it into a film. By the third day it is bonded and rain only moves the loose top layer. On a Victoria Park roof this is the biggest soiling event of the year and the reason our first annual visit is in May.
Sap and leaf litter. Oaks drop sap and small leaves year-round. Sap spots hold dust and grow mildew in the wet season, and leaf litter collects along the lower edge of the panels and under the array.
Birds. A canopy neighborhood keeps a lot of birds within a few feet of the roofline, and the older tile and shingle roofs give pigeons an easy edge to get under. Droppings on the glass come off with the soft brush; keeping the birds out is covered in the bird guard section below.
Victoria Park is a few blocks from the Intracoastal, so there is some salt on the glass too, more on the Middle River canal lots than on the interior streets. It is a secondary driver here; the canopy is the story.
Older roofs, careful access
Because the housing stock is mixed, we plan access house by house. Tile is worked from a water-fed pole at the roof edge with walk pads on the overlap when needed. Shingle and flat roofs can be walked carefully with soft-soled boots, staying off the panels. Every panel is photographed before and after, and we send the photos with a condition note the same day.
No pressure washing, no detergents. Deionized water lifts the pollen film and sap without touching the anti-reflective coating, and it dries spot-free. If your monitoring app shows a dip every spring, that is usually the pollen, and the before-and-after numbers will show it. Month-by-month detail is on the soiling calendar.
